You cannot break the agreement however there is a time frame of the agreement, wait until it expires.
It is so easy to find a home to purchase on the internet.

Go to http://www.TurboFSBO.com - find and tour your home, this website allows you to make a free offer to purchase, either you or the seller can forwarde counteroffer forms, if your offer is accepted you can easiliy generate the sell/purchase contract and all legal disclosures.

Do NOT hire a real estate agent, there way over-rated.
If you were dealing with a real estate agent and there were serious issues disclosed by the Title Commitment, normally your Title Company would relay the issue to the lender and to the real estate agent – since you are purchasing without a real estate agent - the Title Company will relay any potential issues direct to you, the buyer. The following statement is not intended as legal advice and only as a common sense statement: If there is a serious issue with the Transaction that cannot be easily remedied – cancel the transaction or call your legal representative. More than 90% of all transactions close without serious issue. TurboMLS® cannot provide legal advice, nor is TurboMLS® a licensed real estate broker or attorney.
References :
Why can't they find you a home?

Is one even available with your stated criteria? Is your budget realistic? Are you available to view homes when the sellers are available?

You can only terminate the contract if they allow you to terminate it...however, if you are planning on purchasing a home and plan on stiffing them on the commission, keep if they find out (and with public records, it's easy to find out), you'll get sued.
References :
Realtor..see profile for more.

You can only break the contract with the agreement of the real estate agency and agent involved. In order to have a valid cause to break the contract, you would need to show lack of performance on the part of the agency.

That you have not found a house you want is not lack of performance, if the agent is making the effort to find you houses, and you reject the offerings.

I do not easily break buyer agency contracts. Too many clients try to use a a buyer agent to do the work for them, and then desire to break the contract so they can go out and buy without paying the requisite fees.
References :
All contracts with agents should contain an escape clause. The only thing that you may run into as far as it being binding is if you go and purchase one of the properties that your agent has already shown. Then you may owe them a commission if you purchased one of those properties. Even the strictest buyers contract can't bind you forever.
References :
theres usually a time limit the real estate agent has in the contract, reread it and go over it with them first.and asks questions no matter how stupid they sound to you. after all its is your time and money they're useing
