first you did not tell where your location is. but if you are here in the Philippines well the place where you can put commercial at the first floor and at the same time residents at the second floor is still designated as commercial. it also fall sometime as semi-commercial if your place is at the residential zoning and yet you have commercial part of your building. I believe they are referred to as mixed use buildings and are classified as commercial structures. Your local agent would have access to these type of properties if they are norm in your area.
