I have a home worth 550,000. I owe 187,000. I only need to borrow around 20,000 to hold me over until I sell my house. I just listed it with a realestate agent. Everone I talked to wants to refinece the whole loan.

Home equity lines of credit require higher scores, and that is probably why everyone is recommending that you refinance the entire loan. I say probably, because they will most likely also make more money by refinancing your entire loan. Have you completed an application and pulled credit? … you have so much equity I would think there’s a chance.

You can register a corporation, But you are trying to persuade people to lend you money too. The question is how can you persuade people to lend you money, sell to you on credit while at the same time hiding your own assets from risk in the venture.
Find gullible people is the only answer that works.
If you do not want your assets exposed to this risk, you have to be offering very high reward to get others to risk theirs.

If I purchase realestate, (residential duplex) to rent out for investment purposes, can I write off the closing costs?

Absolutely! In fact, your escrow company will send you a statement at the end of the year to give to your accountant.

I would really love to change careers and realestate has always interested me. I have a high school diploma and have operated a successful home based business for 12 years. I am afraid it will take years to make any money in realestate in London, Ontario, Canada. Any one have any input to help me make my decision?

You can make the 50k right away, even in your first year! It all depends on how many houses you sell. Sure when someone is looking for a realestate agent they look for experience, but not always. Right now its not a good time to go into realestate because the market is so down and it doesn’t look like it will increase in the near future. I’m sure you can get 50k in your first year but its not an easy job, you must work hard and let a lot of your time go towards your clients, its not like you have work hours and personal hours like you do in some other careers. Good luck in what you choose.
